We work closely with landowners to identify and bring forward sites with genuine development potential. Our process is designed to be straightforward and transparent from first contact through to completion and it follows the following steps:

Consultation & Appraisal
We begin with an initial conversation to understand the landowner’s requirements and assess the site. This is followed by a more detailed in-house appraisal, covering due diligence on development suitability and land value.

Offer & Agreement
Where a site shows strong potential, we put forward an offer to the landowner. Once terms are agreed, our legal team proceeds to draft the necessary option agreement between Pavilion Partners and the landowner.

Planning Application
We prepare and submit a full planning application, including all supporting documentation and drawings, managing the process through to determination. (This process can take between 12-16 weeks from the initial planning application to its determination).

Securing the Site
Upon the grant of planning permission, we proceed to the land purchase in line with the agreed terms or exchange on the option agreement. This is the stage which the landowner will be paid the agreed value on the land as per the previously agreed legal agreement.

Completion & Build
Once the transaction completes, construction begins within the agreed timeframe within the planning permission, moving the site from planning into delivery.

From initial due diligence through to legal completion, Pavilion Partners manages the detail at every stage, giving landowners a clear and supported route through the development process.
We cover all planning costs and contribute up to £2,500 + VAT towards the landowner’s legal fees, providing landowners with a risk-free process from the outset.
